What is different about a duplex
- Usually a private landlord rather than a management company
- A basement, often unfinished, often on the lease
- A porch, entry or shared stairwell between the two units
- Older housing stock, so more painted trim and older appliances
- Sometimes a shared laundry or utility area
On the inspection
The deposit law now applies to your landlord too
Illinois deposit deadlines under 765 ILCS 710 used to bind only landlords with five or more units, which left most duplex owners outside them. Public Act 103-0224 removed that threshold on January 1, 2024, so the 30-day itemized statement and the 45-day full return now apply even to someone who owns one half of one duplex. Plenty of small landlords have not caught up, and most guides online still quote the old rule.
Private landlords inspect differently
There is rarely a printed form. That cuts both ways: no checklist to fail, but also no agreed standard, which makes photographs and an invoice more valuable rather than less.
The basement
Unfinished basements still get looked at. Sweep the floor, clear anything stored, and wipe down the utility area.
The scope
Same list on every job. There is no tier where the oven costs extra.

- Closet shelves, rods, and floors
- Carpet vacuumed including edges
- Hard floors mopped last
