What is different about a duplex

On the inspection
The deposit law probably does not apply
Illinois deposit deadlines under 765 ILCS 710 only bind landlords with five or more units. A duplex owner with one or two properties is outside it, so your lease and your evidence carry the weight instead.
Private landlords inspect differently
There is rarely a printed form. That cuts both ways: no checklist to fail, but also no agreed standard, which makes photographs and an invoice more valuable rather than less.
The basement
Unfinished basements still get looked at. Sweep the floor, clear anything stored, and wipe down the utility area.
