Garages, basements, and storage units on the lease
Every year somebody hands back a spotless flat and gets charged for the garage they forgot was theirs.
If a garage, basement or storage locker is named on your lease, it is inspected like any other room. Empty it completely, sweep the floor, and treat oil stains with a degreaser or absorbent before the walk-through.
Check the lease
Parking spaces, garage bays, basement storage and outdoor lockers are frequently listed as included. If they are on the lease, they are part of the handover.
Empty means empty
Paint tins, old furniture and bags of rubbish left behind become haul-away charges, which are billed by the load and are not cheap. Anything you leave, you are paying to have removed.
Oil stains
Fresh oil lifts with cat litter or an absorbent left overnight then swept up, followed by a degreaser and a stiff brush. Old stains that have soaked into unsealed concrete are often permanent, and on a shared bay may predate you. Photograph them on the way in if you can.
